Altadena's older houses and fire rebuilds
Altadena isn't its own city. It's an unincorporated part of Los Angeles County, so the county acts as the local government here. The county counts a lot of history in Altadena, from county landmarks to a pending historic district, and we see that on the street, with plenty of houses that have stood for generations. The Eaton Fire, which started in January 2025, also hit Altadena and the neighborhoods around it, so blocks of older homes now sit next to lots where new houses are going up.
Older houses here have a lot in common with the ones next door in Pasadena, but Altadena also has a lot of new framing right now. So one week we're crawling through an old attic, working around whatever's been up there for decades, and the next we're filling open walls before the drywall goes on.
Working in Altadena with the county instead of a city
Because the county is the local government here, permits for Altadena homes come from LA County Public Works, not a city hall. Its list of permitted work names repairs, alterations and electrical, plumbing and mechanical systems but doesn't name insulation. So before we start, I check your address with the county. If your job needs a permit, we pull it, line up the inspection and put in writing who's handling it, and the inspection is usually what the last day of the schedule waits on. There's no city business license to ask about in Altadena, so the thing to check is the contractor's state license. The state licensing board only lets homeowners skip a license for work on their own house under tight conditions, and we're licensed and insured.
The price here mostly comes down to what's already up there. That means how many inches you have, whether old, wet or dirty insulation has to come out first, how much sealing the attic needs and how hard it is to get into. My written estimate gives you your number after I've looked. We do the same work in South Pasadena and La Cañada Flintridge, and the calls look a lot alike, except Altadena has more rebuild work since the fire. If you're rebuilding, the county's Altadena Community Center offers in-person help with wildfire recovery services, which is worth knowing before your framing is ready for us.
What do Altadena houses need most from insulation?
Most older Altadena houses we open up need sealing more than they need extra depth. The insulation settles and thins out over the years, and gaps around can lights, pipes and the attic hatch keep pulling air through. That's why the hallway feels drafty and the room over the garage never gets comfortable. We do air sealing first, which just means closing those gaps before any insulation goes in. Then we even out the coverage so the edges aren't thin, and we keep the eave vents clear so the attic can still breathe. I learned this crawling through attics with my dad, and he always said insulation is the job nobody sees but the family lives with every day.
Since the Eaton Fire, a lot of our Altadena work is on rebuilds, where the walls and roof framing are open. That's the easiest a house will ever be to insulate, so we seal around every pipe and wire and fill each bay completely before the drywall closes it up.

Insulation work we do in Altadena
Attic insulation
Older Altadena attics usually have a few inches left of whatever went in years ago, and it's often thinnest at the edges, which is backward. We bring the depth up evenly all the way out to the eaves without burying the vents.
Air sealing services
In the older houses here, drafts mostly come through gaps around lights, plumbing and the hatch, not through thin insulation. Our air sealing services close those gaps first so the insulation on top isn't fighting moving air.
Insulation removal
When old insulation has been soaked by a roof leak or is full of droppings, putting more on top just buries the problem. We bag it out, clean up the attic floor and start fresh.
Wall insulation
Eaton Fire rebuilds give us open stud walls, the best chance a house gets, so we fill them completely before drywall. In older houses that are still standing, I'll tell you honestly whether filling the walls is worth it.
Crawl space insulation
Older houses here that sit over a crawl space are where we hear about cold floors, because the air under the house reaches right up through the subfloor. We insulate between the floor joists and seal where pipes come through.
Closed-cell foam insulation
If your ducts run through the attic, closed-cell foam, a dense foam that also blocks moisture, can be worth its higher cost because it seals and insulates in one go. When the ducts live somewhere else, I'll usually tell you sealing the gaps and topping up loose fill makes more sense.
How it goes when you call us about your Altadena house
Call and tell me what's happening
Most of the time I pick up myself, and I'll ask what you're noticing, like a drafty room, a high power bill or a rebuild that's ready for insulation. Then we set a time for me to come out.
I go up with a flashlight
I check the attic or crawl space and walk you through what I find, so it helps if you're home to see it with me. Then I write up the estimate, with what's worth doing and what isn't.
Our crew does the work
Our crew lead and installers seal the gaps first and insulate after, and they keep old material bagged and out of your living space. If the county needs to inspect, we schedule that around the work.
I check it with you
When the crew's done, I come back and look over the job with you before we pack up. You'll see the depth, the sealed gaps and the clear vents for yourself.

Questions about insulation in Altadena
How do I find out if my Altadena insulation job needs a permit?
Enter your street address or parcel number on the county's permit site and click Find Services, and it shows which office handles permits for your property. The county's list doesn't name insulation, so we check your address before we start instead of guessing. If a permit is issued, the county wants the first inspection requested within 12 months, and follow-up inspections every 6 months keep the permit active.
What counts as a like-for-like rebuild in Altadena after the Eaton Fire?
LA County Planning calls a rebuild like-for-like when it matches the legally established house in size, location and land use. Changes can be approved if they add no more than 10% or 200 square feet, whichever is greater, to floor area, size, height or footprint. Go past that and the rebuild falls under current county standards, including the Altadena Community Standards District and a 20-foot minimum front yard setback. The county's Altadena One-Stop Permit Center offers residents a free virtual appointment on rebuild plans and permits.
What does a fire rebuild contract have to include in California?
The state's contractor licensing board requires a written contract for any home improvement project over $500, and it has to say who will get the permits and give a completion date. State law treats rebuilding after a wildfire as home improvement, so the contractor must use a fixed price contract and can't ask for or accept a down payment of more than $1,000 or 10 percent of the price, whichever is less. Look for those points in any contract you're handed, insulation included.
How much does it cost to insulate an attic in Altadena?
There isn't one price, because it mostly depends on what's in your attic now and what has to happen before new insulation goes in. Removing old material, heavy sealing, a tight attic or choosing foam over loose fill all raise it, while a clean attic that just needs gaps sealed and a top-up keeps it down. I'll give you a written number once I've been up there.
Should I add new insulation on top of the old insulation in my Altadena attic?
Only if the old insulation is dry, clean and just thin. If it's been soaked or is full of droppings, it should come out first, because new material on top leaves the problem in place. Older Altadena attics often have layers from different decades, so I look at what's there before telling you which way to go.
How long does attic insulation take in Altadena, and do we have to leave the house?
It depends on the job, and I'll tell you at the estimate, because a loose-fill top-up and a foam job are very different days. With blown-in insulation, which is loose fill blown in through a hose, most families stay home. With spray foam, you, the kids and the pets stay out until the re-entry time, the wait the foam maker sets before anyone comes back inside, and we give you that time before we start.
